Chapter 1
Define the job before you compare companies
Start with the appliance, fuel, symptoms, service history and the result you need. Routine sweeping, a condition inspection, leak diagnosis and structural masonry repair are different jobs. A company that is ideal for maintenance may not perform major rebuilding.
Send the same short brief to every contractor. Include the property location, appliance type, last known service, visible symptoms and any access concern. Consistent inputs produce more comparable answers.
Field note: Take ground-level photos of the chimney, fireplace and any stain. Never climb onto a roof for a quote.
Chapter 2
Verify qualifications without relying on badges
Ask who will perform the work and what training applies to that task. A certification can be relevant, but it does not replace insurance, any locally required license, or a clear scope. Verify important claims with the issuing organization.
- Current general liability and workers’ compensation details
- Applicable state or local contractor license
- Training relevant to inspection, sweeping or repair
- Named technician or responsible supervisor
- Written limitations and inaccessible areas
Chapter 3
Compare the whole proposal
Put estimates side by side. Mark differences in inspection level, roof access, camera work, materials, setup, dust protection, cleanup, permits and warranty. A lower total may simply describe less work.
For significant repairs, ask the contractor to connect each recommendation to an observed condition and photograph. If diagnoses conflict, pause and obtain clarification before authorizing irreversible work.
